TalkTalk takes 106,000 sq ft at Soapworks

Asset manager The Carlyle Group and joint venture partners Nikal and Abstract Securities have secured a 106,000 sq ft letting to TalkTalk at the £70m Soapworks redevelopment in Salford Quays. Innov8 Development Solutions act as Estate Managers.

The 15-year lease is in addition to the 20,000 sq ft which TalkTalk already occupies in the Soapworks’ Boilerhouse building.

TalkTalk will use the office for its North West headquarters.

The Carlyle Group also confirmed a 54,000 sq ft deal with the Home Office on a 10-year lease.

The Home Office will relocate its current services from a number of separate premises around the Greater Manchester area including Manchester Airport. The move is due to take place in June 2016.

Soapworks is a 400,000 sq ft redevelopment of the former Colgate-Palmolive factory. Phase one and two at Soapworks totals around 230,000 sq ft. Only around 50,000 sq ft now remains available in this phase. Phase three can bring forward up to 160,000 sq ft.

The lettings to TalkTalk and the Home Office are in the main building, in blocks A, B and C.

The Carlyle Group and its joint venture partners were advised by Chris Mulcahy, director at letting agent JLL, with joint agents Canning O’Neill.

Ben Du Boulay, director of The Carlyle Group, said: “When we commenced the redevelopment of the former Colgate factory in Salford, we were confident that there was a strong latent demand from regional occupiers across both the public and private sectors for high quality office space, particularly if it was located in such an iconic an historical building as Soapworks. Both lettings are a significant endorsement of that belief.”

IDS instructed as Estates Managers at the Soapworks

Independent Project Management and Quantity Surveying consultancy Innov8 Development Solutions, based in Salford Quays and Liverpool are delighted to announce an expansion of services after procuring the Estates Management role of the 200,000sqft Grade A office scheme the Soapworks in Salford Quays along with the 20,000sqft Boilerhouse from the Carlyle Group and its joint venture partners Nikal and Abstract Securities.

The Soapworks scheme consists of the development of the former Colgate factory into a modern centre of business, creativity and leisure providing stylish Grade A offices within the Media City boundary. Utilising the fabric of the existing factory the scheme provides a unique working environment incorporating the industrial exposed concrete structure against a modern office fit-out. Soapworks is one of the most iconic commercial regeneration projects within the North West.

The Boilerhouse scheme was completed in 2013 and IDS have recently assisted the Soapworks team to complete contracts with the Irlam-based mobile and broadband provider TalkTalk, who have agreed a 10-year lease for the site which will be used as a meeting and training facility, and is expected to become operational in March 2015. As part of the Boilerhouse development the existing chimney was retained and has become an iconic feature of the Salford skyline.

Within the role of Estates Managers, IDS have put all health & safety processes in place ready for tenants to take up the space and IDS are currently assisting in ongoing discussions with large occupiers.

Paul Moulding of IDS has worked on the Soapworks scheme since 2007 and is delighted with the instruction. Jennifer Bamber, Property Manager at The Soapworks said “It makes perfect sense for IDS to become the Soapworks Estates Managers as they have managed the property since 2008 and know it inside out. Their hands on, commercially minded approach makes the Soapworks an even more attractive offer in the market place”.

Great start to 2015 for IDS

Innov8DS have started 2015 with new appointments within the education, residential, student, industrial and commercial sectors.

The Social raises thousands for cancer prevention charity

The Social, an invitation-only networking group for those in the property & construction sectors, has raised £4,400 at their Christmas lunch for Genesis Breast Cancer Prevention.

Genesis is the only UK charity entirely dedicated to the prevention of breast cancer. Angela Wrobel, corporate fundraiser, spoke at the event; “We’d like to say a huge thank you to the sponsors and attendees for supporting us.”

The fundraiser, which was held at The Castlefield Rooms in Manchester, was attended by 130 business people including representatives from sponsors Innov8 Development Solutions, Clarke Nicklin Chartered Accountants, Davis Blank Furniss and Bell Munro Consulting. Entertainment was provided by 21 year-old Manchester soul singer Alice Gasson and local photographer Mike Black took all event pictures free of charge.

The money was raised through ticket sales and a raffle & auction where prizes up for grabs included an iPad Mini donated by Midshire Business Systems, and pairs of corporate hospitality football tickets for Manchester United and Manchester City; donated by Barnes Construction, Lancashire Mortgage Corporation and Windmill Demolition. There were also 2 tickets to the X Factor tour donated by Nikal Developments.

Brian Bradley, from co-organisers Clarke Nicklin commented; “It was a brilliant event and one we were extremely proud to be a part of. It’s great that a group of businesses can come together and raise so much for a great cause in one afternoon.”

Another successful BDM Forum

Our Business Development Manager Lindsey Fallon set up the new Property and Construction BDM Forum in March 2014 in Manchester and Liverpool.  Lindsey set up the Forum as not only a way to grow her own database of contacts but to also help other new and old BDMs in the industry to make new contacts.

The event has gone from strength to strength with over 20 BDM’s confirming attendance at the October Manchester event.

Innov8 Hires Associate Karl Tindale

The Salford-based project management and quantity surveying consultancy has appointed Karl Tindale from Willmott Dixon as associate. Tindale will lead a new offer for Innov8 Development Solutions, and will advise clients on their construction, health and safety and environmental requirements. He was formerly health, safety and environmental advisor at Willmott Dixon, and has also worked as an inspector for the Health& Safety Executive. Tindale said: “It is great to be working for such a forward thinking company and I relish the opportunity to collaborate with our clients in order to understand their needs and provide well considered solutions.” Innov8DS has seven members of staff across offices in Liverpool and Salford Quays.
