Asset manager The Carlyle Group and joint venture partners Nikal and Abstract Securities have secured a 106,000 sq ft letting to TalkTalk at the £70m Soapworks redevelopment in Salford Quays. Innov8 Development Solutions act as Estate Managers.
The 15-year lease is in addition to the 20,000 sq ft which TalkTalk already occupies in the Soapworks’ Boilerhouse building.
TalkTalk will use the office for its North West headquarters.
The Carlyle Group also confirmed a 54,000 sq ft deal with the Home Office on a 10-year lease.
The Home Office will relocate its current services from a number of separate premises around the Greater Manchester area including Manchester Airport. The move is due to take place in June 2016.
Soapworks is a 400,000 sq ft redevelopment of the former Colgate-Palmolive factory. Phase one and two at Soapworks totals around 230,000 sq ft. Only around 50,000 sq ft now remains available in this phase. Phase three can bring forward up to 160,000 sq ft.
The lettings to TalkTalk and the Home Office are in the main building, in blocks A, B and C.
The Carlyle Group and its joint venture partners were advised by Chris Mulcahy, director at letting agent JLL, with joint agents Canning O’Neill.
